TPG's Phase I Environmental Property Assessment includes Site inspections, Risk assessments, Database searches, Property history, Locations of known waste sites, and Violation history. All are critical in determining whether a real estate investment can be made based on knowledge of the risks of the transaction

Phase 1 Environmental Site Assessments are required in most commercial property transactions and refinancing. A rigid protocol for a Phase I is established in ASTM E1527-05 requirements to conform to EPA Requirements. Our Phase 1 Environmental Site Assessments carefully follow ASTM E-1527-00.

Chemical Spills, hazardous waste, PCB’s, abandoned industrial operations, underground storage tanks, current business activities and adjacent property history can have a significant impact on the liability found by a buyer, seller, or lending institution.

Our Phase I Environmental Site Assessment Reports are comprehensive with identification of known or suspected pollution issues, "areas of concern," regulatory violations, aerial photographs, Sanborn maps, complete property history, and where possible - recommendations for corrective actions.
